1. Acceptance of Terms

By requesting or receiving plumbing services from Portlandia Plumbing Works, LLC (“Contractor”), the customer (“Client”) agrees to these Terms of Service. These terms apply to all diagnostic, repair, installation, and maintenance work performed by Contractor.

2. Scheduling & Service Appointments

  • Appointments are scheduled based on availability.
  • Work requiring a deposit will not be scheduled until the deposit is received.
  • Arrival windows are estimates; delays may occur due to job conditions or emergencies.
  • If the Client is not present or access is unavailable at the scheduled time, a minimum service charge may apply.

3. Estimates & Scope of Work

  • Estimates are based on visible conditions and information provided by the Client.
  • Hidden or unforeseen conditions (corrosion, code violations, inaccessible piping, structural issues, etc.) may require additional work and cost.
  • Any changes to the scope of work must be approved by the Client before proceeding.

4. Pricing & Payment Terms

  • Payment is due in full at the time of service, unless otherwise agreed in writing.
  • Accepted payment methods: cash, card, or approved digital invoice.
  • Unpaid invoices may accrue late fees as allowed by Oregon law.
  • Materials, parts, and specialty equipment are billed separately from labor.
  • Emergency, after‑hours, or weekend rates may differ.

5. Deposits

Certain projects require a deposit before scheduling. Deposits are applied to the final invoice. Deposits are non‑refundable once materials have been ordered or work has begun.

6. Access Requirements

Client must provide safe, unobstructed access to all work areas, crawlspaces, equipment, and shutoff valves. Contractor may refuse or pause work if conditions are unsafe, unsanitary, or inaccessible. Minimum charges may still apply.

7. Client Responsibilities

The Client is responsible for:

  • Ensuring pets and children are kept away from work areas
  • Providing accurate information about plumbing issues
  • Securing personal property near the work area
  • Ensuring the property’s plumbing system is structurally sound enough for work to be performed

8. Warranty

Workmanship Warranty:   Contractor provides a 1‑year warranty on labor performed.

No warranty is provided for:

  • Client‑supplied parts or materials
  • Pre‑existing plumbing systems
  • Failures caused by age, corrosion, or structural defects
  • Galvanized piping failures or leaks caused by necessary disassembly
  • Drain cleaning results (due to unpredictable pipe conditions)

Manufacturer warranties apply to Contractor‑supplied parts.

9. Liability Limitations

Contractor is not responsible for:

  • Damages resulting from pre‑existing conditions
  • Failures caused by aged or deteriorated plumbing systems
  • Water damage resulting from system failures unrelated to Contractor’s work
  • Damage caused by necessary access (cutting drywall, flooring, landscaping, etc.) unless otherwise agreed in writing

Client agrees to hold Contractor harmless for conditions outside Contractor’s control.

10. Notice of Right to Lien (ORS 87.021)

Under Oregon law, contractors, subcontractors, and suppliers who provide labor or materials for your property may claim a construction lien if they are not paid. Client acknowledges receipt of this notice.

11. Cancellations & Rescheduling

  • Cancellations within 24 hours of the appointment may incur a service charge.
  • If Contractor arrives and cannot perform work due to lack of access, unsafe conditions, or Client no‑show, the minimum service charge applies.

12. Use of Photos & Documentation

Contractor may take photos or videos of work areas for:

  • Documentation
  • Warranty records
  • Insurance purposes
  • Training or internal use

No identifying personal information will be shared publicly without Client consent.

13. Permits & Code Compliance

If permits are required, Contractor will inform the Client. Permit fees, inspections, and related costs are the Client’s responsibility unless otherwise stated in writing.

14. Dispute Resolution

Any disputes arising from services provided shall first be addressed through good‑faith communication between Client and Contractor. If unresolved, disputes may be handled through mediation or small claims court in Columbia County, Oregon.

15. Changes to Terms

Contractor may update these Terms of Service at any time. The most current version will be posted on Contractor’s website or provided upon request.
